CoStar Group is North America's leading commercial real estate intelligence platform. As the sole creative in the Greater Golden Horseshoe, Raphael owned the end-to-end visual production of 14,000+ property listings — delivering high-volume creative output that held a single, consistent brand standard across an entire regional market, week after week.
He was hired to elevate the region's visual programme — not to redefine the CoStar brand, but to make it look its best at scale. The challenge was never a single hero shot. It was volume without drift: producing thousands of photographs, films, and drone assets while keeping every frame on-brand, accurate, and sales-ready.
Raphael was the only employee covering the GGH for visual production. That meant owning two things at once: the creative output (photography, drone, film, virtual tours) and the data accuracy behind every listing. Subscribers — brokers, investors, developers — made real deals off the information he fed into the platform. A property shot, measured, and documented correctly wasn't just good marketing; it was the basis for multimillion-dollar decisions. Accuracy was part of the creative job.
Operationally, this required knowing the region intimately: every development breaking ground, every construction site moving through its phases, every commercial project that needed to be on the platform before it was occupied. Planning approvals, construction milestones, and development pipelines were monitored actively, then filmed and documented at each stage — site establishment, structural progress, envelope completion, pre-occupancy.
14,000 properties is a visual systems problem, not a photography problem. The first move was to build the framework that made quality repeatable: a visual standards library with shot-type taxonomy, lighting references, and composition guidelines per asset class — so a single shooter or editor could produce on-brand work without constant oversight, and output scaled without the brand fracturing.
From flex industrial to high-rise residential to mixed-use and commercial, the programme covered the full range of GGH real estate under one consistent standard.
Regional media existed but lacked a unified standard — quality varied by shooter, and there was no system to carry 14,000 listings without drift or data gaps.
One creative voice, one standard, applied across every asset class and every stage — accurate, on-brand, and deal-ready at enterprise volume.
Beyond the numbers: Raphael was the sole creative voice for an entire region of one of North America's leading real estate intelligence platforms. Every developer, broker, and investor in the GGH market encountered the platform through work he directed and data he verified. That's not a photography contract — it's creative and operational ownership at enterprise scale.
